Facet Architecture partnered with Larson-Danielson Construction for Blue Jay II, a new 115,000-square-foot speculative design/build industrial facility for Barley Properties in Valparaiso, Indiana. Building on our successful collaboration for the nearby 295,000-square-foot Indiana Beverage warehouse and distribution center, this project continues the growth of the owner’s industrial campus. The facility features precast concrete wall panels, structural steel framing, nine drive-in doors, and 20 overhead dock doors, with the shell structure completed in December 2025. Multiple tenants were secured soon after completion, demonstrating strong market demand.
Blue Jay II was designed to attract a diverse range of industrial users while maintaining visual consistency across the campus. Exterior finishes were selected to complement the Indiana Beverage headquarters and neighboring industrial facilities, creating a cohesive development. The site layout prioritizes efficient truck circulation and provides ample parking for both employees and fleet vehicles. Facet Architecture collaborated closely with Larson-Danielson Construction and Barley Properties to deliver a flexible, high-performing industrial facility positioned for long-term success.
